Residential Landlord-Tenant

Residential rental properties require active legal and operational management. We help landlords and property managers address leasing issues, enforce their rights, and protect the value of their properties.

Our focus

Residential rental property is both an investment and an operating business. Lease terms, property-management decisions, and tenant disputes can affect occupancy and cash flow. Regulatory obligations may also shape how an owner responds. We advise landlords and property managers throughout the leasing relationship, helping them address issues before they create broader problems.

Our attorneys prepare and review residential leases and other property-management documents. We counsel clients on lease administration and compliance, including fair housing requirements. When questions arise about maintenance, access, or tenant conduct, we help clients evaluate their responsibilities and determine an appropriate response. We advise our clients on the ever-changing landscape of residential landlord-tenant law and help them comply with legislative, judicial, and regulatory updates.

When enforcement becomes necessary, we represent property owners in breach-of-lease and nonpayment matters. Our experience includes eviction proceedings, rent escrow actions, and tenant holdover disputes. We also pursue unpaid rent and reimbursement for property damage. If a tenant files for bankruptcy, we coordinate with our creditors’ rights attorneys to address the effect on the property and the landlord’s available remedies. We additionally defend claims filed against our clients, including fair housing, debt collection/consumer protection, habitability, and security deposit disputes.

We represent owners and managers of individual rental properties as well as multifamily portfolios. Our team understands that the immediate legal issue may also affect resident relations and ongoing property operations. We develop the response around the client’s responsibilities as a housing provider and its longer-term plans for the property.
