Pipeline infrastructure projects can be delayed when property rights, environmental approvals, and litigation strategy move on separate tracks. We advise pipeline owners, operators, and developers from early planning through construction and operation, coordinating the legal work around the project schedule and the long-term needs of the asset.
Our work begins with route and property strategy. We negotiate easements and site agreements, resolve title and access issues, and support right-of-way acquisition. We also advise on zoning, land development, transportation approvals, environmental permitting, and regulatory matters affecting pipelines and related facilities.
When a project is challenged, we handle condemnation proceedings, injunctions, title disputes, environmental appeals, and claims arising from construction or operation. On one major Pennsylvania pipeline project, our team coordinated more than 100 condemnation proceedings across multiple county courts, resulting in the acquisition of the required rights of way.
Complex projects often require work across several jurisdictions and legal disciplines at once. For these matters, a designated legal project manager can serve as the primary point of contact, helping in-house counsel coordinate the work through one team and maintain consistency across the project.
We negotiate and draft easements, amendments, site agreements, and property acquisition documents. We also resolve title, access, and property-right issues that may affect the route, construction schedule, or continued operation of the asset.
We help clients prepare for and pursue condemnation proceedings, from negotiations and valuation through trial and appeal. We also coordinate related proceedings across multiple jurisdictions when a project requires the acquisition of numerous properties.
We advise on environmental permitting and compliance involving stormwater, wetlands, streams, threatened and endangered species, and other requirements affecting infrastructure projects. When permits or agency actions are challenged, we represent clients through the resulting proceedings.
We help secure zoning, subdivision, land development, road-crossing, and other state and local approvals for pipelines and related facilities. We also advise on regulatory matters before the Pennsylvania Public Utility Commission and the Federal Energy Regulatory Commission when they affect project authority or operation.
We handle injunctions, title and easement disputes, environmental appeals, construction claims, and other litigation affecting infrastructure development and operation. Our attorneys coordinate the litigation strategy with the underlying property rights, approvals, and project objectives.
